Do you require a deposit?
For most residential jobs, no deposit is needed and you pay once the work is done and you are happy with it.
What payment methods do you accept?
We keep payment simple and will let you know the options we accept when we confirm your booking.
Is soft washing more expensive than pressure washing?
Not necessarily. Price comes down to the surface and size, not the method. We pick the method based on what protects your property.
Can I get a better rate as a repeat customer?
We value repeat customers and recurring maintenance plans, and we work to make ongoing service worth your while.
Are commercial jobs priced differently than residential?
Yes. Commercial work is quoted around your square footage, scheduling needs, and access, often outside business hours, so each one gets its own estimate.
Scheduling
How far out are you booked?
It depends on the season. Spring and summer fill up faster, so reaching out early helps you get the date you want.
Do I need to be home during the service?
Usually not, as long as we have access to water and the areas being cleaned. We will confirm anything we need before the appointment.
What happens if it rains on my appointment?
Light rain does not stop most exterior cleaning, but we will reschedule for safety or quality if the weather turns bad.
How long does a typical job take?
Most house washes take a few hours, while larger or multi service jobs can take longer. We give you a time estimate with your quote.
Can you handle recurring or seasonal cleaning?
Yes. Many customers set up regular cleanings to stay ahead of coastal algae and pollen, and we build a schedule that fits your property.
Do you offer last minute cleaning?
When our schedule allows, we do our best to fit in urgent jobs, like prepping a property for a sale or event on short notice.

What cleaning solutions do you use?
We use professional grade detergents suited to each surface, designed to kill algae and mildew while staying safe for your home when applied and rinsed correctly.
Are your products safe for plants and pets?
We take care to protect landscaping and rinse plants before and after, and we keep pets and people clear of treated areas until everything is rinsed.
Do you use bleach on roofs?
Soft washing uses a controlled solution to kill roof algae safely. We apply it at the right strength and protect the surrounding plants while we work.
Will your solutions harm my paint or finish?
Applied correctly, no. We match the solution and strength to the surface so we clean without stripping paint, stain, or protective finishes.
Do you bring your own water?
We typically connect to your outdoor spigot. If water access is a concern, let us know ahead of time and we will plan around it.
What equipment do you use?
We use commercial pressure washing and soft wash systems that let us dial pressure up for concrete or down to a gentle rinse for roofs and siding.
Process
What happens during a typical visit?
We assess the surfaces, protect nearby plants and fixtures, apply the right solution, clean, and rinse, then walk the property to make sure nothing got missed.
Do I need to prepare anything before you arrive?
Move vehicles, patio furniture, and grills away from the work area if you can, and close your windows. We will handle the rest when we arrive.
How do you protect my landscaping?
We wet down plants before and after and control where solution goes, so your beds and grass are protected throughout the cleaning.
Will cleaning get water inside my house?
Soft washing siding does not force water behind panels or into the home when done properly. We work to keep everything outside where it belongs.
What difference will I actually see?
Black streaks, green algae, and dingy buildup come off, leaving siding, concrete, and roofs looking close to how they did when they were new.
Do you clean up after the job?
Yes. We rinse down the area, put back anything we moved, and leave your property clean, not covered in runoff or debris.

Do you stand behind your work?
We do. If something does not look right after we finish, let us know and we will make it right.
What if spots come back after cleaning?
Organic growth returns over time in our climate, but if growth reappears quickly after a wash, contact us and we will take a look.
Are you insured if something gets damaged?
Yes. We are insured, so in the rare event of damage during a job, you are protected.
How long will the results last?
It varies by surface and exposure. Shaded, north facing areas regrow algae faster, while a quality soft wash on siding commonly stays clean for a year or more.
What if I am not satisfied?
Tell us before we leave or shortly after. We would rather hear your concerns and address them than have you settle for a result you do not like.
